Competitive Market Analysis
Before EquityMax decides to market a property, it must make sense for the real estate investor to buy. Among other things, EquityMax prepares a competitive market analysis (CMA) on the subject property to determine if it can be purchased substantially enough below market to provide an adequate profit for the investor.

On the below CMA of a randomly chosen property, we look not only at the general pricing of the competitive sales, but three additional key figures as well:


  1. What is the ratio of sales price to tax assessed value of the comparables, and at what price would the subject property likely sell on that basis?
  2. At what average price per square foot did the comparables sell for? This may not take into account "non-square foot" attributes like lot size and pools and must be analyzed carefully.
  3. What was the average recent selling price in the subdivision? While differences
    in the attributes of each property will obviously make a difference here, it is important to know in what price range the buyer for that neighborhood has in mind.

Construction Lending
Over the past few years, and in many real estate markets (especially those in Florida), there has been a growing scarcity in opportunities for "below-market" purchases by real estate investors. This has been caused, in part, by favorable mortgage rates. Real estate prices have strengthened dramatically!

However, a new opportunity has thereby been created for the entrepreneurial among us, namely?new construction. Many old abandoned vacant lots are now being gobbled up by hungry investors who have now become aware that a newly-built home can not only compete very favorably on price with existing homes, but holds an "edge" with its newness.

If ever there has been a visible phenomenon in Florida real estate over the past several years, other than rising prices in general, it has been the explosion of land prices coupled with record-breaking new home construction. This trend has also been replicated in thousands of other locations nationwide.

Years of favorable mortgage rates have encouraged people to gobble up available real estate for purposes of both habitation and investment, so much so that prices in many municipalities have become unbelievable or downright unaffordable, or both!

The net result has been that homebuyers and real estate investors alike have begun searching for alternative communities to live and build their dream homes and/or invest in real estate?at prices they can afford and believe in. This has been one of the key driving forces behind the Florida and nationwide land boom and surge in pre-construction buying. Additionally, now with years of solid earnings and savings behind them, hundreds of middle class, every day people are finally just plain investing in what has always been the best investment over time, real estate. The goal: buy and hold for long-term investment. After all, why gamble on stocks and bonds when a growing investment opportunity exists, literally, right under your feet?

Unlike the investor/followers of the investment club gurus, these mini-land barons have found an alternative to the grind of the buy-fix-flip of properties in the inner city. They have begun to invest modestly for anticipated gains over time in raw land. However, a funny thing happened to many of them, and practically on the way home from the closing. The value of their raw land purchase, while expected to appreciate over time, rose far more rapidly and a lot faster than they thought!

This woke them and their friends and neighbors up in a hurry. It also woke up a lot of other real estate investors who were having trouble locating enough already-existing residential properties that were undervalued. They now jumped into the fray as well.

Result: Over the last several years, raw land values in dozens of Florida locations, and many more nationwide, have quadrupled in some areas and,... risen as much as ten-fold in others! The trend of appreciating land prices should continue, especially in America's "Sun-Belt" states. Specifically, here are some interesting statistics about Florida, which will hopefully make it your number one INVESTMENT destination!

   1. SARASOTA, Fla. - April 18, 2005 - The population of the Sunshine State increased an average of nearly 1,100 people per day last year, according to estimates released last week by the U.S. Census Bureau. From 2003 to 2004, Florida gained 397,980 people, pushing the total population to almost 17.4 million. If it keeps up this pace, Florida should overtake New York to become the third-most-populous state in the nation, behind only California and Texas, before 2020, according to the data. The state is currently growing faster than it did during either the 1980s or 1990s. Demographers aren't sure what's fueling the growth, although they cite workers seeking jobs, retirees -- including baby boomers taking early retirement -- and a combination of several population groups as factors. A steady stream of people moving to Florida from other states also has sparked growth over the past few years, researchers say, noting that the state's thriving economy, strong job market, favorable climate and natural environment add to the attraction. Since the 2000 census, the population of Florida has grown by about 1.4 million. With the state's population currently at almost 17.4 million, it's almost doubled since 1980, when the total count was 9.7 million.

    2. ORLANDO, Fla. - April 22, 2005 - Three states, Florida, California and Texas, would account for nearly one-half (46 percent) of total U.S. population growth between 2000 and 2030, according to just-released state population projections from the U.S. Census Bureau. Florida, now the fourth most populous state, would edge past New York into third place in total population by 2011; California and Texas would continue to rank first and second, respectively, in 2030. These three states would each gain more than 12 million people between 2000 and 2030. Arizona, projected to add 5.6 million people, and North Carolina, with 4.2 million, would round out the top five numerical gainers. As a result, Arizona and North Carolina would move into the top 10 in total population by 2030 -- Arizona rising from 20th place in 2000 to 10th place in 2030 and North Carolina from 11th place to seventh place. Michigan and New Jersey are projected to drop out of the top 10.
 
The projections indicate that the top five fastest-growing states between 2000 and 2030 would be Nevada (114 percent), Arizona (109 percent), Florida (80 percent), Texas (60 percent) and Utah (56 percent).
 
Most (88 percent) of the nation's population growth between 2000 and 2030 would occur in the South and West, which would be home to the 10 fastest-growing states over the period. The share of the population living in the South and West would increase from 58 percent in 2000 to 65 percent in 2030, while the share in the Northeast and Midwest would decline from 42 percent to 35 percent.

Asset Management and Evaluation:
